What is an off-market property?

One offered through private introductions rather than a broad public advertising campaign. The owner and agent agree which details may be shared and with whom. It does not necessarily mean a discounted price or an immediate sale.

Is this only for Sydney homes?

No. Black Diamondz welcomes domestic and international enquiries about residential, commercial, land and rural property. Availability is specific to each enquiry.

Can I enquire from overseas?

Yes. Share your country of residence, the property location or search area, and your preferred contact time.

Does Club membership unlock every private listing?

No. Club membership and access to an individual off-market listing are separate approvals, granted per property.

Should I sell privately or run a public campaign?

That depends on your timing, privacy, the property and buyer demand. A private approach limits public exposure; a public campaign may reach a wider audience. Discuss both before agreeing a strategy.

What should a buying brief include?

The property type, preferred locations, budget range, timeframe and intended use, any essential features, and whether you are enquiring for yourself or a client.
